{"id":11028,"date":"2014-10-13T14:28:37","date_gmt":"2014-10-13T14:28:37","guid":{"rendered":"http:\/\/tat.reddaisytrading.co.uk\/index.php\/2014\/10\/13\/government-agrees-to-buy-houses-affected-by-hs2\/"},"modified":"2014-10-13T14:28:37","modified_gmt":"2014-10-13T14:28:37","slug":"government-agrees-to-buy-houses-affected-by-hs2","status":"publish","type":"post","link":"https:\/\/www.theasiantoday.com\/index.php\/2014\/10\/13\/government-agrees-to-buy-houses-affected-by-hs2\/","title":{"rendered":"Government Agrees to Buy Houses Affected by HS2"},"content":{"rendered":"<div id=\"content\">\n<h3>The Action Makes Clear the Government\u2019s Commitment to the Construction of HS2<\/h3>\n<p><img loading=\"lazy\" decoding=\"async\" width=\"467\" vspace=\"10\" hspace=\"3\" height=\"184\" border=\"1\" align=\"middle\" src=\"http:\/\/www.theasiantoday.com\/Image\/ArticleImages\/PropertyHS2-467x184.jpg\" alt=\"\"\/><\/p>\n<p>&#13;<\/p>\n<p>The UK government has now agreed to buy over 350 properties along the route of the new High Speed rail link from London to Birmingham.<\/p>\n<p>&#13;<\/p>\n<p>They are affected property owners who have served Statutory Blight notices or applied via the Express Purchase Scheme.<\/p>\n<p>&#13;<\/p>\n<p>This makes clear the government\u2019s commitment to acquire a significant amount of the property required for the construction of HS2 before the necessary legislation enabling the railway has even passed through parliament.<\/p>\n<p>&#13;<\/p>\n<p>However, even when the government has accepted a Statutory Blight notice, care should be taken when negotiating a final settlement, according to experts at independent property consultants Knight Frank.<\/p>\n<p>&#13;<\/p>\n<p>James Del Mar, head of Knight Frank\u2019s HS2 Team, pointed out that compulsory purchase and compensation legislation is complex. \u2018Those facing Compulsory Acquisition or making a Statutory Blight or other compensation claim are entitled to be represented by properly qualified professionals. HS2 will meet those professionals\u2019 reasonable fees incurred in assisting claimants,\u2019 he said.<\/p>\n<p>&#13;<\/p>\n<p>He explained that the \u2018disturbance\u2019 aspect of a claim, for example, has a multitude of facets. \u2018As well as the value of the property, which needs to be evidenced by reference to actual market transactions, there is the Home Loss Payment of a further 10% capped at \u00a347,000 or a business loss payment for those that aren\u2019t home owners,\u2019 he said.<\/p>\n<p>&#13;<\/p>\n<p>\u2018There is the Stamp Duty Land Tax, itself a significant sum, the removal costs and all other associated expenses which can be considerable. In many cases HS2 are hoping to settle on a full and final basis and are leaving little ability for claimants to come back if they\u2019ve forgotten something,\u2019 he added.<\/p>\n<p>&#13;<\/p>\n<p>Knight Frank has a dedicated team of Compulsory Purchase and compensation specialists with over 100 years\u2019 experience between them.
